52 Lime Street is a brand-new, prestigious and striking new glass office building right in the centre of London’s square mile. Nicknamed ‘The Scalpel’ due to its unique pointed design, it presents an elegant addition to The City’s ever changing skyline.
Macair were commissioned to design, supply and install a compliant HVAC system to meet exacting employer requirements. Using the base-build 4-pipe water-based heating and cooling system and the on-floor air handling plant, Macair extended new pipework and ducting services from the risers across the floor to serve new ceiling mounted fan coils.
The client requested an open ceiling format and as such our HVAC installation services are exposed and on show for all to see.
The project was completed to budget and on time, allowing the tenant to take early occupation.

The Site: Airbus’s UK space vehicle & satellite assembly facility. It is a high-tech, high-security research, development and manufacturing base serving the telecoms and defence industries.
Macair undertake multiple air conditioning HVAC and other mechanical installations on the site. Our most recent project include 8 Mitsubishi split systems to the HR department and the replacement of ageing systems in the production office – replacing them with modern high efficiency units utilising the latest low Ozone depleting refrigerants.

Refitting HVAC for Building Owners | OD Interiors (Working as Managing Contractor for Swires Shipping) | Value: £280,000 | Completed: May 2016

Design and installation of new Daikin VRV air conditioning system to the 3rd floor of this HQ office building. Works also included the installation of a new main heat-recovery air handling unit to the roof to provide full building ventilation.
The lifting operation involved the closure of a main road in Central London on a Sunday morning whilst we set up a 100 ton crane to lift off the old air handling unit and replace it with the new one – all undertaken in one meticulously organised operation.

Servest are a national multi-disciplined facilities management organisation. Macair are retained as Servest’s preferred air conditioning maintenance partner on this and several other sites for over 2 years now. Cooling for Computers

IT Disaster Recovery | ISS Facility Services on behalf of Hewlett Packard | Value: £127,340 | Completed: January 2016
The Site: IT disaster recovery facility, Kings Cross, London.
To replace the existing air conditioning within this very discrete facility. Each of the 4 computer suits was installed with 8 Mitsubishi Electric ceiling suspended units each providing 13.5kW of cooling.
The key to the success of the project was to ensure continuous operation of the facility 24 hours per day. This involved careful programming of each phase, keeping the existing cooling operational whilst taking great care not to activate the smoke alarms whilst installing new air conditioning!

Design and installation of new Mitsubishi Electric VRF air conditioning, Dalair heat recovery ventilation, domestic hot & cold water services and new pumped foul water drainage.
The installation was undertaken to give a ‘light-industrial’ or ‘studio’ type look with all services being exposed. During the works the tenant occupying half of the first floor remained in-situ; the management of noisy works, deliveries and the continued operation of existing services were all factors in ensuring the satisfactory delivery of the project.

Working under a full Design & Build JCT contract, Macair designed and installed all-new VRV air conditioning, heat recovery ventilation, domestic hot & cold water systems and new toilet ventilation.
The project focused on turning a very tired & dated corporate HQ building into modern Class-A office facility arranged to British Council of Offices specifications with the ability to divide floors into separate tenanted areas each with independent building services infrastructure.

Making 'Best Use' of Existing Services | Cube Interiors Limited (Working for Trident Building Consultancy Ltd) | Value: £345,000 | Completed: May 2016

- Floor Area: 2,500 square metres arranged across 3 floors.
Replacement of the original roof-top chiller; replacement of the 4-pipe fan coils serving the 1st & 2nd floor office areas; extension of original ground floor chilled water pipework to serve new ducted fan coils; full BISRIA flush of the LTHW & CW systems; cleaning of all retained ductwork; new Trend IQView BMS controls to each floor.
This project hinged on upgrading the HVAC service to provide resilience and reliability for the next 15 years whilst validating, servicing and making ‘best-use’ of any of the existing HVAC infrastructure. Delivery of this project has enabled the landlord to assure new and existing tenants of the future satisfactory performance of the HVAC system.

Small Works for Big Clients | Wates Interiors (On behalf of American Express) | Value: £57,000 | Completed: June 2016

Relocation of multiple existing air conditioning condensing units to facilitate local building works. The units were first validated to ensure they were in good working order, cleaned and serviced. Following validation the refrigerant gas was either pumped-down or recovered into pressurised bottles in accordance with F-Gas regulations. Refrigerant pipework was modified, pressure tested and finally de-hydrated and evacuated before final connection onto the condensers. All units were recommissioned and set to work.
During the process Macair achieved the Wates commitment to ‘Zero Harm’. Wates goal is simple – that everyone gets home safe at the end of the day. Macair commit our full support to this objective.

The Site: Notting Hill Gate, London. Working as part of the construction team Macair helped to convert a previously tired eatery unit into a top-class restaurant in the heart of this popular & trendy London suburb.
Design and installation of front-of-house air conditioning and heat-recovery ventilation to create a discrete, pleasant & fresh environment for guests to enjoy all year round. All undertaken within the rigorous demands and planning compliance issues presented by the local authority whilst endeavouring to keep at least half of the restaurant operational throughout a significant period of the construction program!
